Introduction
After a good three years of answering readers’ and clients’ questions, we felt compelled to write this article.
We realised that, given our specialisation in working specifically with investment-minded home buyers to shortlist investment properties, more than 80% of our conversations eventually led to the purchase of 2-bedroom condo units.
Herein lies the challenge, the property selection frameworks and strategies covered in most mainstream publications, YouTube channels, and property reviews are primarily centred around the selection of 3-bedroom units. There isn’t much dedicated coverage on how to identify investment-worthy 2-bedroom units.
Goal of This Article
We acknowledge that 2-bedroom investment condos are unique. They cater to a distinct set of exit buyers whose priorities differ significantly from those purchasing 3-bedroom or larger units. As a result, the ideal attributes that make a 2-bedroom condo investment-worthy will also differ greatly from what defines a good 3-bedroom unit.
In this article, we aim to achieve three key objectives:
- Help readers develop pattern recognition to distinguish between what makes a good 2-bedroom unit versus a suboptimal one from an investment standpoint.
- Highlight the key attributes to look out for when identifying an ideal 2-bedroom condo for investment.
- Highlight the negative attributes to avoid when evaluating 2-bedroom units with weaker investment potential.
Research Method
For context, here’s a quick look under the hood at how we derived the insights for this research article.
We strongly believe that identifying the right investment property begins with developing a keen sense of pattern recognition, learning to distinguish what’s good and what’s not.
For this study, we analysed the performance of 15 condominium developments that achieved their TOP status between 2017 and 2020. This five-year window allows sufficient transaction data to be built up, forming a solid foundation for meaningful analysis.
Geographically, our research covered developments across Singapore’s three URA planning regions OCR, RCR, and CCR to ensure a balanced view across different market segments.

Key Attributes to Look Out for When Investing in a 2 Bedroom Condo in Singapore
In the section that follows, we will highlight all the unique attributes to look out for that contribute to identifying a 2-bedroom condo with strong capital appreciation potential.
#1 – A Balance of Centrality and Affordability Works Best for 2 Bedroom Units
At a macro location level, unlike 3-bedroom units that tend to perform exceptionally well in the OCR region, especially those within 1km of reputable primary schools. 2-bedroom units display a different performance pattern. They generally perform better in city-fringe locations (RCR), regardless of whether there are good schools nearby.
This makes logical sense. The primary exit buyers for 2-bedroom condos are typically couples without children. They do not have a mandatory requirement to live near schools or within the same neighbourhood as their parents. Free from those location constraints, these buyers optimise for centrality, but still aim to stay within an affordable budget.
This is why the RCR region consistently delivers the strongest results for 2-bedroom condo investments. It strikes the right balance between proximity to the city and price accessibility.
Specifically, RCR districts such as Queenstown, Redhill, Eunos, Potong Pasir, Toa Payoh, Bishan, and Thomson stand out for their performance. Developments like Stirling Residences (Queenstown), Poiz Residences (Potong Pasir), Gem Residences (Toa Payoh), and Parc Esta (Eunos) have all demonstrated above-average capital appreciation for 2-bedroom units in recent years.

2 Bedroom Condo Performance Split By OCR, RCR, CCR
| Planning District | Average Profit ($) | Average Annualised Capital Gain (%) | Average Holding Duration (Year) | Average Profit Per Year |
| OCR | 260,216 | 4.1 | 7 | 40,375 |
| RCR | 299,484 | 4.2 | 6 | 55,310 |
| CCR | 119,524 | 1.3 | 6 | 21,008 |
RCR Condo Developments with outstanding 2 Bedroom Condo Performance
| Development | Average Profit ($) | Average Annualised Capital Gain (%) (2 Bedroom Condo) | Average Holding Duration (Year) | Average Profit Per Year |
| Gem Residences (Toa Payoh) | 208,087 | 3.0 | 6 | 32,696 |
| Parc Esta (Eunos) | 333,210 | 5.6 | 4 | 74,438 |
| Park Colonial (Woodleigh) | 271,181 | 3.5 | 6 | 48,388 |
| Poiz Residences (Potong Pasir) | 352,745 | 4.3 | 7 | 51,139 |
| Stirling Residences (Queens Town) | 324,855 | 4.9 | 5 | 70,748 |
#2 – Proximity to MRT Matters Significantly for 2 Bedroom Condo Investment
Given that the primary buying audience for 2-bedroom units consists of dual-income couples without children, and the secondary audience comprises investors purchasing for rental yield, convenience plays a major role in influencing the upside potential of a 2 Bedroom Condo Investment in Singapore.
Referring to the same RCR performance data highlighted earlier, you’ll notice that Gem Residences underperformed compared to other developments in the same region. The key differentiator lies in distance to MRT, Gem Residences is located roughly 800 metres from the nearest station, while projects such as Stirling Residences, Poiz Residences, and Parc Esta enjoy direct MRT proximity or are part of integrated developments.
This reinforces a simple but critical point: proximity to MRT stations directly impacts both homebuyer demand and rental appeal. For owner-occupiers, it represents day-to-day convenience; for investors, it enhances rentability and tenant retention, both essential factors in long-term capital appreciation.
#3 – Dispelling a Common Myth: 2 Bedroom Condos Can Perform Well in OCR Regions Too – But Affordability Is Key
Dispelling a common myth that even we ourselves were once guilty of, the assumption that 2-bedroom units perform poorly in the OCR region.
From our research, this is not true. In fact, many OCR condo developments have shown that 2-bedroom units can perform reasonably well, even in further-out locations such as Canberra, Punggol, and Lentor.
The key lies in affordability. The ideal 2-bedroom condo for investment in OCR locations must be priced meaningfully lower, both in psf and overall quantum than comparable units in the RCR or CCR. This price gap allows OCR 2-bedroom units to capture spillover demand from buyers who cannot stretch their budget for city-fringe or central region projects.
A good example of this is seen in Watertown versus The Visionaire and The Panorama. Despite Watertown’s superior convenience as an integrated development, its 2-bedroom units underperformed those in the other two projects. The reason: the premium baked into its integrated status priced it too close to RCR alternatives, dampening its resale and investment appeal.
This reinforces a consistent pattern across our study for OCR 2-bedroom condo investments to perform well, affordability remains the single most important driver of profitability.
OCR Condo Development Located Further Out from City Center with Strong 2 Bedroom Performance
| Development | Average Profit ($) | Average Annualised Capital Gain (%) (2 Bedroom Condo) | Average Holding Duration (Year) | Average Profit Per Year |
| Visionaire | 380,483 | 7.5 | 6 | 59,657 |
| Panorama | 338,301 | 4.3 | 7 | 46,078 |
| Watertown | 280,207 | 2 | 10 | 26,817 |
#4 – Optimizing for the Right Unit Size Is Extremely Important When Selecting a 2 Bedroom Condo
Why Size Matters
No buyer will ever complain about living in a larger-sized unit. Unfortunately, size is also one of the key determinants of purchase quantum. An affordably priced condo, even with a competitive psf, can still end up pricing potential buyers out of the market if the overall floor area is too large.
Different Buyer Needs Between 2 and 3 Bedroom Units
This becomes especially relevant for 2-bedroom condo investments. Unlike 3-bedroom buyers, who typically require a certain minimum size for family needs such as a helper’s room or a utility space, 2-bedroom buyers do not have such rigid space requirements.
The “Sweet Spot” Effect
As a result, 2-bedroom units built within a certain size sweet spot tend to perform better than those with abnormally large floorplates. Conversely, oversized units often struggle with resale appeal because their higher quantum pushes them too close to the price range of newer 3-bedroom compact units. When faced with that choice, most buyers will naturally prefer a newer 3-bedroom compact over an older, oversized 2-bedroom unit.
Lessons from the CCR Market
A striking example can be seen in several CCR developments that have underperformed not because of poor location, but due to inefficiently large floorplates. Take Marina One Residences as a case in point. The 2-bedroom units there range between 1,012 and 1,281 sqft, significantly larger than the market’s optimal range.
The Ideal Size Range
From our research, the sweet spot for 2-bedroom condos typically falls between 620 sqft (for 2 Bed 1 Bath) and 800 sqft (for 2 Bed Plus Study). Anything substantially larger often pushes the price quantum out of sync with the target buyer’s budget, limiting both liquidity and resale potential

| 2 Bed 2 Bath Plus Study | 1130 – 1281 | -83,594 | 0 | 5 | -18,168 |
#5 – Enclosed Kitchen, Study Room, and Small Balconies as Key Attributes to Look Out For in a 2 Bedroom Layout
Why Layout Efficiency Matters
An efficient layout is just as important for 2-bedroom units as it is for larger 3- or 4-bedroom condos. When selecting an ideal 2-bedroom condo for investment, subtle layout differences can have a direct impact on livability, resale demand, and rental appeal. Based on our analysis, the following design attributes stand out consistently in high-performing developments.
1. Enclosed Kitchen
Unlike 3-bedroom units, an enclosed kitchen is not always expected by buyers in the 2-bedroom segment. However, when present, it offers a distinct edge over comparable resale condos in the same area that lack this feature.
A good example can be seen in Stirling Residences, where 2-bedroom units outperformed surrounding developments, largely because they were among the few to include enclosed kitchens. This feature makes the space feel more complete for couples who cook regularly or plan to rent to tenants who prefer separation between kitchen and living areas.
2. Reasonably Sized and Regular-Shaped Balcony
Given the already compact size of most 2-bedroom units, it’s crucial to ensure that internal livable space is maximised. Avoid floorplans with oversized or irregularly shaped balconies that consume usable interior area or make furniture placement difficult. The best layouts strike a balance, offering an outdoor space that fits a small coffee table or dining set without compromising the interior footprint.
3. Dumbbell Layouts
From our study of 15 condo developments, 2-bedroom units with dumbbell layouts, where bedrooms are positioned on opposite sides of the living area, consistently outperformed those with awkward, elongated, or irregular configurations.
Dumbbell layouts enhance privacy, improve space efficiency, and make the unit more versatile for both homeowners and tenants. In contrast, we’ve seen unconventional floorplans, such as those in certain stacks at Promenade Peak, struggle to achieve comparable resale traction.

Key Attributes to Avoid When Investing in a 2 Bedroom Condo in Singapore
Having established the key attributes to look out for in the section above, let’s take our pattern recognition to the next level by running through some of the key attributes to avoid when looking out for 2-bedroom units for investment.
#1 – Oversized 2 Bedroom Units That Overlap in Size and Price with Comparable 3 Bedroom Compact Units
Whether we like it or not, we have to acknowledge that most 2-bedroom exit buyers purchase 2-bedroom condos primarily due to budget constraints. It’s rare for a buyer to intentionally choose a 2-bedroom unit if they can afford the extra space of a 3-bedroom.
Hence, it’s crucial to ensure that the overall size and resulting price of your 2-bedroom unit remain significantly cheaper than the 3-bedroom units within the same development. When evaluating a 2-bedroom unit, especially a 2 Bedroom Plus Study. Always check the price of a 3 Bedroom Compact in the same project or in nearby developments. If the 2-bedroom plus study is priced too close to a 3-bedroom compact, resale buyers are far more likely to top up a small amount and upgrade to the larger layout instead.
On the flip side, you can turn this dynamic to your advantage. If you notice that most of the surrounding developments are from an older era with oversized 2-bedroom layouts featuring large planters, balconies, and air-con ledges, consider buying into a new launch in the same area that follows the modern design philosophy of smaller, more efficient layouts with affordable purchase quantum.
This approach mirrors what we’re seeing at One Marina Garden in the Marina Bay area, and to some extent, River Green in River Valley, both of which are benefiting from this shift in buyer preference.
#2 – Unconventional Features Like Private Lifts, Private Enclosed Spaces, and Penthouses
Assuming you are prioritising investment potential when selecting a 2-bedroom unit, it is generally advisable to avoid unconventional design attributes.
The first no-go is the private lift. While a lift foyer or private lift may sound appealing in a marketing brochure promoting a sense of exclusivity. It rarely adds value in the 2-bedroom segment. Such features make sense for 4- or 5-bedroom penthouses where a genuine high-net-worth buyer market exists. But for 2-bedroom buyers, especially investors focused on rental yield, this translates into paying for unlivable and unrentable space that adds cost but no functional value.
The second no-go is PES (Private Enclosed Space) such as open gardens or private lawns. These may look good on paper but, from an investment standpoint, they rarely translate into higher profitability. Instead, they increase maintenance effort and reduce usable interior space.
On a more neutral note, the void space in 2-bedroom penthouses is less clear-cut. Based on our study, many 2-bedroom penthouses performed comparably to their standard counterparts, neither significantly underperforming nor outperforming other sub-unit types.
Marina One Residences – 2 Bedroom Layout to Avoid

2 Bed 1 Bath, 2 Bed 2 Bath, 2 Bed Plus Study — Which Should You Get?
In this section, we dive into comparing the performance of different 2-bedroom sub-unit types namely the 2 Bed 1 Bath, 2 Bed 2 Bath, and 2 Bed Plus Study configurations.
Each of these subtypes attracts a slightly different buyer profile and carries its own investment trade-offs in terms of affordability, rentability, and resale demand. Understanding these nuances will help you make a more informed selection based on your budget and investment intent.
For readers who want to explore further, we have also done separate deep dives on:
- 2 Bed 1 Bath vs 2 Bed 2 Bath Condo – Which Is Better for Investment?
- RCR 2 Bedroom vs OCR 3 Bedroom – Which Is Better for Investment?
2 Bed 1 Bath Units Are Equally Profitable
First off, let’s dispel a common belief that 2 Bed 1 Bath units are poor investment assets. Over time, these units have developed an undeserved reputation for being less desirable, often dismissed by buyers who assume they are inconvenient due to the shared bathroom arrangement where guests must use the same facility.
While that may sound logical at first, data has proven otherwise. Based on our analysis, 2 Bed 1 Bath units have performed just as well as their 2 Bed 2 Bath and 2 Bed Plus Study counterparts in terms of average capital appreciation.
In fact, when comparing average profit per year, the performance gap between 2 Bed 1 Bath and 2 Bed 2 Bath units is minimal, reinforcing the point that the number of bathrooms alone is not a meaningful determinant of investment potential.
2 Bed Plus Study Most Profitable?
Based on our research, it is true that 2 Bed Plus Study units generate the highest absolute profit among the 2-bedroom subtypes. From an average profit per year perspective, they also outperformed the standard 2 Bed 2 Bath units, recording an average of $54,000 profit per year, compared to $46,000 for the 2 Bed 2 Bath configuration.
However, we wouldn’t conclude that 2 Bed Plus Study units enjoy stronger buyer demand. The higher absolute profit is primarily a result of their larger floor area, which naturally multiplies over the same psf appreciation rate to yield a higher total profit figure. In other words, the profit difference stems more from size than from market preference.
How Do You Then Decide Which 2 Bedroom Sub Unit Type to Get?
The short answer is that your decision depends on two key factors:
- Your budget, and
- The price gap between the sub-unit types within the development.
Elaborating on the second point, if you’re comparing between a 2 Bed 1 Bath, 2 Bed 2 Bath, and 2 Bed Plus Study in a new launch, focus on the price difference between these unit types. If a marginal increase in budget allows you to upgrade to a 2 Bed 2 Bath or 2 Bed Plus Study, it’s often worth doing so. That small top-up frequently gets you a better stack, improved facing, or a more desirable position within the development.
However, if the price gap is significant, it’s more prudent to defer back to the safer middle ground, the 2 Bed 2 Bath unit. This configuration generally offers the best balance between price, appeal, and exit flexibility for future resale.
Profitability Comparison – 2 Bed 1 Bath vs 2 Bed 2 Bath vs 2 Bed Plus Study
| 2 Bedroom Sub Unit Type | Average Profit ($) | Average Annualised Capital Gain (%) (2 Bedroom Condo) | Average Holding Duration (Year) | Average Profit Per Year |
| 2 Bed 1 Bath | 224,212 | 3.9 | 5 | 43,799 |
| 2 Bed 2 Bath | 276,054 | 3.9 | 6 | 46,991 |
| 2 Bed Plus Study | 314,570 | 3.9 | 6 | 54,104 |

Frequently Asked Questions (FAQ)
What is the ideal size for a 2 Bedroom condo investment in Singapore?
The sweet spot generally ranges between 620 sqft (2 Bed 1 Bath) and 800 sqft (2 Bed Plus Study). Anything significantly larger tends to push the purchase quantum too close to a 3-bedroom compact, which limits your resale audience and overall liquidity.
Which region performs best for 2 Bedroom condo investments — OCR, RCR, or CCR?
Historically, RCR (Rest of Central Region) 2-bedroom units outperform the others due to their balance of centrality and affordability. Buyers in this segment value convenience and city-fringe access over proximity to schools, making areas like Queenstown, Toa Payoh, and Eunos top performers.
Are OCR 2 Bedroom units still worth considering?
Yes, provided they are meaningfully cheaper than RCR alternatives. OCR units can perform very well when they capture spillover demand from buyers priced out of the city fringe. The key is affordability, not distance.
Should I avoid 2 Bedroom units with Private Lifts or PES?
Yes, if you are buying primarily for investment. Features like Private Lifts and Private Enclosed Spaces (PES) may look luxurious on brochures but they don’t add functional value. They also increase costs and reduce livable space, which is why they tend to underperform in resale.
Between 2 Bed 1 Bath, 2 Bed 2 Bath, and 2 Bed Plus Study – which is best for investment?
It depends on your budget and price gap. If the upgrade cost is marginal, go for the 2 Bed 2 Bath or 2 Bed Plus Study to secure a better stack or facing. But if the price difference is large, the 2 Bed 2 Bath remains the safest and most liquid choice.
What layout features should I prioritise when selecting a 2 Bedroom unit?
Look for units with enclosed kitchens, regular-shaped balconies, and dumbbell layouts. These features make a big difference in buyer appeal and rental demand while ensuring optimal use of internal space.
