Introduction

Thomson Reserve and Lucerne Grand are the two new launches landing in Q4 2026. At the point of writing, Lucerne Grand opens bookings on 3 October 2026 with an official price list. Thomson Reserve has released no prices, and the reported October preview is not confirmed by the developer.

2026 is an unusual year. 2025 offered a cluster of headline launches such as Penrith, Skye at Holland and The Orie. 2026 has been sparser, with launches spread thinly across the year. As we noted in how to choose the best new launch condo in 2026, the value proposition of most 2026 projects is less defined and takes more due diligence to establish.

Many investors are sitting on the sidelines waiting for Thomson Reserve, while Lucerne Grand opens for bookings in the same window. It risks being overshadowed before it has been evaluated on its merits.

We do not want to dismiss Lucerne Grand, and we do not want to take Thomson Reserve’s reputation at face value. In our experience, the most anticipated development is not always the winner. An understated development, priced at an affordable quantum and sitting away from the MRT station, can turn out to be the better cash generator.

Twin View, Principal Gardens and Whistler Grand were all understated at launch and beat the benchmark. Whistler Grand sits 1.1km to 1.3km from Clementi MRT, yet ranked 4th of the 32 new launches in our capital gain study, with a median profit of S$551,540 and about 5.1 years to pass S$400,000.

Scope of this analysis

This article is an objective, side-by-side evaluation of the two projects. We apply the new launch evaluation framework we have built at Decoupling Expertise to both, using the same data and the same method.

Thomson Reserve has no prices yet, so its price points are our own cost-build estimates, labelled as such throughout. Neither project has a recorded sale, so every statement about future resale demand rests on completed condos near each site.

Defining what is a “better” investment

We have studied over 550 projects in our clients’ research, and written over 50 articles on new launch analyses. Across that work, we have identified 8 distinct criteria that determine whether a new launch can be used to evaluate profit and investability, when it competes against another new launch.

  1. Affordability and reachable unit type
  2. Future resale buyer addressable market size
  3. Resale demand proxy (median profit per year)
  4. Reputable primary school realisability
  5. Supply-side competition
  6. Price and value (entry price margin of safety)
  7. Price catalyst
  8. Rental support

The shape of a winning new launch is not necessarily the one with the most hype or the strongest fundamentals. More often, it is the one that pairs an affordable quantum with a sizeable pool of resale buyers.

Basic Project Information

Our articles are written for advanced buyers, so we will not dwell on the basic facts of each development. For the deeper analysis of each project, refer to our Thomson Reserve review and Lucerne Grand review. The table below summarises the key facts for quick reference.

The two projects differ in scale, segment and land cost. Thomson Reserve has more than twice the units of Lucerne Grand on land that cost $46 psf ppr more, in a central region location. Lucerne Grand has the more family-heavy unit mix, with 61% of units at 3-bed and above against 43.5% at Thomson Reserve.

#1 – Affordability and Reachable Unit Type – For the same budget, which project gets you the bigger unit type?

Given a set budget, whether under $2.5M or under $2M, the way to go is always to strive towards the bigger unit type. A 3-bed, more often than not, outperforms a 2-bed. Three factors explain this.

  • The economics of size. A percentage appreciation on a PSF basis, multiplied over a larger square footage, results in a greater total capital gain. The same price movement is worth more dollars on a bigger unit.
  • A larger addressable market. A 3-bed or 4-bed sells mainly to families buying for homestay. A 2-bed sells to singles or married couples without children. The family pool is the larger of the two.
  • An entrenched and mandatory need. A family buying a 3-bed or 4-bed is buying for an obligatory reason. A couple buying a 2-bed has many options to fall back on, including moving back to the parents’ house. A family buying near their child’s primary school has a much stronger incentive and drive to pay a premium.

Hence, as one of our criteria, we always look at your budget and ask which development allows you to stretch to the bigger unit type.

With a smaller budget, Lucerne Grand tends to offer you a step up in bedroom type, from a 2-bedroom to a 3-bedroom. If you are strictly restricted to buying a 2-bedroom, then Thomson Reserve is on level ground with Lucerne Grand, and the factors that follow may give you a stronger investment case for a 2-bedroom. If you are willing to stretch and potentially purchase for both homestay and investment, Lucerne Grand provides the proposition of a larger bedroom type.

Verdict – Lucerne Grand

Lucerne Grand wins on affordability and reachable unit type. For the same budget, it lets the investor buy into the family-size unit type, which has the larger and more obligated pool of resale buyers. Thomson Reserve only levels with it for the investor who is strictly limited to a 2-bedroom.

If you are working with a fixed budget and would like to see which unit type each project puts within your reach, drop us a WhatsApp text. We run this budget-to-unit-type comparison for our clients before they shortlist.

#2 – Future Resale Buyer Addressable Market Size – Who are the future resale buyers for each project, and are there enough of them?

A new launch is bought on behalf of the next buyer. The questions to ask are where that buyer comes from, what type of buyer they are, and whether they can afford your unit when you sell. The largest pool is usually the upgraders already living in the same neighbourhood. Buyers who must cross over from a neighbouring town form a smaller and more fragile pool.

Thomson Reserve

We see three buyer flows.

  • EC and BTO upgraders from the outskirts. These are owners who have profited from ECs and BTOs in Punggol, Sengkang and Tampines. Many grew up in Thomson and Bishan, and want to move back to the central districts they originally could not afford. The buyers are motivated, financially adequate and, given their age, carry high loan eligibility.
  • Resale HDB upgraders from Bishan, Toa Payoh and Ang Mo Kio. These owners are trading out of high-value resale flats. Most have no alternative place to live, so they are precluded from buying new launches and go for TOP condos like Thomson Reserve.
  • Resale condo upgraders. These are owners of older condos in Bishan, Thomson and Lentor, trading up to a newer TOP condo.

Lucerne Grand

  • BTO upgraders from Tengah and Boon Lay. Tengah is the new HDB town in the west, built to connect to Jurong Lake District, and ACS (Primary) is relocating there in 2030. Boon Lay’s condo stock is less enticing than Lakeside’s.
  • Spillover from Clementi. These are upgraders familiar with the west who cannot afford Clementi.
  • Jurong East and Jurong West HDB upgraders. These are the immediate neighbourhood pool.

Thomson Reserve and Lucerne Grand draw on a future resale buyer pool of similar size. Where they differ is in the affordability and income level of the buyers. Thomson Reserve’s buyers are potentially far stronger. As outlined above, its resale buyer flow includes EC owners who have monetised large capital gains on their ECs, and BTO owners who have made significant profits exiting their flats in Punggol and other outer-fringe areas. Thomson, as a central district, remains the aspirational address these buyers want to move into.

Lucerne Grand’s addressable market is equally sizeable and attractive. The income of its buyers, however, tends to be lower.

Verdict – Thomson Reserve

Thomson Reserve has the stronger addressable market. The two projects draw on resale buyer pools of similar size, but Thomson Reserve’s buyers have higher incomes and more equity from their previous properties. The Thomson Reserve catchment recorded 514 HDB resales at $1M or above in the latest 12 months. The Lucerne Grand catchment recorded 14.

#3 – Resale Demand Proxy (Median Profit Per Year) – Is resale demand in Thomson really stronger than in Lakeside?

Neither project has resales yet, so we use the nearest completed projects as proxies. For Thomson Reserve, the primary proxy is Jadescape (1,206 units, TOP 2023), with Thomson Three, Thomson Impressions and Thomson Grand as the second set. For Lucerne Grand, it is Lake Grande (710 units, TOP 2020), with Lakeville, The Lakefront Residences and Lake Life as the second set. Our benchmark is $100,000 profit per year. Samples of fewer than 15 exits are marked thin.

Jadescape, the primary proxy for Thomson Reserve, is the only project that clears the benchmark with a solid sample. Its 3-bed made $143,792 per year and its 4-bed $205,260, both in about 5 years. It also trades the most: 103 resales in 2025, or 8.5% of its units.

Lake Grande, the primary proxy for Lucerne Grand, made $65,258 per year on 3-beds, but on 9 exits, so that figure is thin. Its 2-bed result, $45,716 on 70 exits, is the better-supported number. Lakeside’s strongest 3-bed results are Lakeville at $66,840 and Lake Grande at $65,258, both with holds of about 9 years. None reaches the benchmark.

The other Thomson projects sit closer to Lakeside. Thomson Three earned $89,029 on 3-beds over 9.4 years, and Thomson Impressions $105,685, though on a thin sample. Thomson Grand earned $66,403 over 12.3 years, level with Lakeville and Lake Grande. Thomson Reserve could land anywhere between Jadescape and Thomson Grand, so the proxy gives a range and not a forecast.

On 2-beds, Jadescape leads at $74,733. The rest of the Thomson projects and Lakeside run from $25,675 to $50,285, with Lake Life’s $98,333 resting on 5 exits.

On volume, Jadescape stands apart. Outside it, the share of units resold in 2025 is similar in both areas, between 3.2% and 8.3%.

Verdict – Thomson Reserve

Thomson Reserve has the stronger resale demand case, but it rests on one project. Jadescape beats the benchmark clearly and trades at a much higher volume than anything in Lakeside. The other Thomson projects range from above the benchmark to level with Lakeside. Lakeside’s best 3-bed results sit at $65,000 to $67,000 per year with holds of about 9 years, and none reaches the benchmark.

#4 – Reputable Primary School Realisability – Does the primary school within 1km actually matter for either project?

A school within 1km lifts prices only when buyers believe both the school place and the property are within reach. We call this realisability. Our primary school research studied 39 schools. For each, it compared how fast condo prices grew within 1km of the school against the surrounding 2 to 3km from 2019 to 2024. Two conditions have to hold.

  • The ballot must be winnable. We put the range at 1.5x to 2.2x, meaning 1.5 to 2.2 applicants for every place. When a school is far more oversubscribed, the demand usually comes from HDB families already living around it, not from incoming private buyers. A parent who sees this concludes that moving within 1km will not improve the child’s odds, so the address earns no premium. Princess Elizabeth in Bukit Batok was the most oversubscribed school in the study at 5.80x, yet condo prices within 1km grew 0.5% a year slower than the surrounding area.
  • The 3-bed must be affordable to an HDB upgrader. We put the band at $1.6M to $2.0M. Above it, too few parents can afford the address to create real competition for units. ACS Junior is the clearest case. Its catchment 3-bed averaged $2.71M, and prices within 1km grew 1.8% a year slower than the surrounding area, the weakest result in the study.

Thomson Reserve has one reputable school within 1km, Ai Tong (501m). Lucerne Grand has one, Rulang (416m).

The last three rows show whether the school is doing any work. If condos near the school grow faster than condos a short distance away, buyers are paying extra for the address. Near Ai Tong they did. Near Rulang they did not.

Thomson Reserve

The ballot at Ai Tong is winnable in 2 of 3 years, and 2024 only just exceeded the range. Condos within 1km grew faster than those around them. Even families whose parents attended the school are competing, with 3.10 applicants per place in 2025, rising each year. Living within 1km is the tiebreaker for them too.

The price is the issue. The median 3-bed within 1km is $2.55M, and Thomson Reserve’s estimated $2.68M to $2.98M is higher still. Both sit above the band, so the school reaches buyers that are wealthier.

Lucerne Grand

The price works here. The smallest 3-bed at $1.988M sits inside the band, although the larger 3-bed at $2.45M sits above it.

Verdict – Lucerne Grand

Both projects are tied on the school itself. Ai Tong and Rulang are both highly sought after, and each project has one within 1km.

Lucerne Grand has the edge on price. Its smallest 3-bed at $1.988M sits inside the band that HDB upgraders can reach. Thomson Reserve’s estimated 3-bed prices start at $2.68M, which is $680,000 above the top of the band.

#5 – Supply-Side Competition – What competition must each project outperform at resale?

When you sell, the buyer compares your unit with other similar units on the market. The more similar units there are, the less room you have to set your price. Only a few of the competing projects are real threats, so we name them.

Resale competition within about 1km (99-year, completed 2014 or later)

Thomson Reserve

Only two nearby projects are young and large enough to compete with it: Jadescape and AMO Residences. The rest are older and smaller. It is also the largest project within 1km, ranking 1st of 13 by units, and no ECs were found nearby.

Its supply risk is in 2-beds. It adds 716 of them, on top of about 700 in the four resale projects above and 184 at AMO Residences. Its 3-bed supply is lighter, at 350 units.

The next land sale in Bishan sold at a price 37% above Thomson Reserve’s land cost. Analysts expect that project to launch at $3,000 to $3,100 PSF, which would raise the price reference for Thomson Reserve.

Lucerne Grand

Four new launches totalling 1,977 units complete before it, so they will be its resale competitors. It ranks about 8th to 9th of 12 projects by units.

The bigger issue is ECs. About 2,240 EC units, all 3-bed and larger, become sellable between 2031 and 2035, at prices $355,000 to $670,000 below Lucerne Grand’s 3-beds. That is the unit type we favoured in #1. Its 2-bed supply is lighter, at 222 units.

The next nearby land sale is expected at a price similar to Lucerne Grand’s, so it is not likely to lift the price reference.

Verdict – Thomson Reserve

Thomson Reserve faces less competition. It is the biggest and newest project in its area, only two projects are close to its standard, and it has no EC competition. The main supply risk is in 2-beds, where it adds 716 units. Thomson Reserve does add more units to the area than Lucerne Grand does, 55% of existing nearby stock against 20%, but it is the project buyers will see first.

Lucerne Grand has to compete with 1,977 new launch units and about 2,240 EC units, both reaching the market within its hold.

#6 – Price and Value – At what price should you refrain from entering?

Entry price decides how much room you have to make money. We test it two ways: against what the developer paid for the land, and against three reference points. Those are the nearest launch this year, the nearest launch last year, and the nearest completed resale.

Developer cost

Thomson ReserveLucerne Grand
Land price (psf ppr)$1,178$1,132

Expected launch PSF at 15% margin$2,826$2,508
Expected launch PSF at 20% margin$2,948$2,617

Source: URA land sale results; DE cost-build estimates

Thomson Reserve’s breakeven is $276 PSF higher. The en-bloc site costs more per sqft, and demolishing the existing buildings adds $150 PSF. Its price has not been released, so its figures are our estimates.

Nearest completed resaleJadescape at $2,390: 18% aboveLake Grande at $1,893: 29% above

Source: URA transaction records

Against recent launches, Thomson Reserve is priced in line with Vela Bay and above The Orie. Lucerne Grand is priced below Pinery Residences and above Parktown Residence.

Against completed resale, Lucerne Grand carries the bigger markup, 29% over Lake Grande against 18% for Thomson Reserve over Jadescape. Newer projects state less floor area under the post-June 2023 rules, which makes their PSF look about 5% higher than an older project’s. Adjusted for this, both markups are about 5 points smaller.

At our estimate, Thomson Reserve’s smallest 3-bed is priced above all three nearby launches. It is also about 75 sqft smaller than the 3-beds at The Orie and Chuan Park Residences.

Lucerne Grand’s smallest 3-bed is priced just under Tengah Garden Residences, the cheapest launch in the set. It sits $193,000 above a Lake Grande 3-bed, which is 43 sqft larger.

The price to refrain from

  • Thomson Reserve: above $2,836 PSF. This is where Chuan Park Residences, a comparable en-bloc RCR launch, trades after adjusting for the new area rules. Under $2,800 PSF is defensible. Our estimated range is $2,703 to $2,948 PSF, and the 15% margin case of $2,826 sits right at the line.
  • Lucerne Grand: above $2,547 PSF. This is Pinery Residences, the nearest launch this year. The expected average of $2,450 to $2,500 PSF sits about 2% to 4% under it.

Verdict – Lucerne Grand

Lucerne Grand has more room in its price. Its expected price sits under our ceiling, while Thomson Reserve’s estimate sits on its line. Thomson Reserve is only defensible if it launches under $2,800 PSF. Its price has not been released, and we will update this section when it is.

#7 – Price Catalyst – Is there a price catalyst before you exit?

A catalyst is a named, dated event that lifts prices while you hold. An event that lands after you sell does not count. An event that has already happened is already in the price. We assume an exit between 2031 and 2036.

Thomson Reserve

Its catalysts are dated and close by. The Lorong Puntong site sold at $1,612 psf ppr, 37% above Thomson Reserve’s land cost. When it launches, it should lift the price reference for the area. The Cross Island Line interchange at Bright Hill opens in 2030, 774m away.

Lucerne Grand

Most of what is named is either in the price already or does not reach Lakeside. The two new MRT lines run through Jurong East, not Lakeside. The Town Hall Link land is expected to sell at about the same price as Lucerne Grand’s, so it is not likely to lift the price reference.

The Jurong Lake District plan is long-dated. Our estimates for when each part lands are 0 to 10 years for housing, 3 to 15 for transport and 5 to 25 for job growth. We do not recommend buying on this story alone. The one dated catalyst is the Lakeside View BTO cohort, reaching the 5-year mark in 2031 to 2032.

Verdict – Thomson Reserve

Thomson Reserve has the stronger catalyst. Its main event is a launch next door at a land price 37% higher, and the MRT interchange opens before the exit window. Lucerne Grand has one dated event, and most of the rest is already priced in or arrives after a typical exit.

#8 – Rental Support – Which project is easier to rent out while you wait?

Rent helps pay the mortgage while you wait for the exit. We look at two things in the nearest completed projects: how many rental transactions they record, and how much rent they earn against the resale price. A gross yield above 3% is above average.

Every Thomson 3-bed yields under 3%; Lakeside 3-beds run from 3.1% to 3.8%

Lakeside projects record more rental transactions. They equal 34% to 44% of units in a year, against 14% to 22% around Thomson. The trend also differs. Rental transactions around Thomson fell from 451 to 374, while Lakeside rose from 903 to 962.

Lakeside also yields more. Its 3-bed yields run from 3.1% to 3.8%, and every Thomson 3-bed sits below 3%. On 2-beds, Thomson is level with the 3% mark, and Lakeside is higher at 3.3% to 4.3%.

Verdict – Thomson Reserve

Thomson Reserve is the easier project to rent out. It is in a more central location, which tenants prefer. As the newest project in the area, it also faces less competition from surrounding developments.

Lucerne Grand has more competition for renters. Its surroundings have more nearby projects, and an international school in the area does not change that.
