Pinery Residences vs Parktown Residences – Can Pinery Win?

Pinery Residences vs Parktown Residences

Table of Contents

There are 2 parts to the Pinery Residences investment analysis.

1. Fundamental Analysis

The first part seeks to cover the most ground by reviewing all the key foundational attributes that make a worthy investment property. We address that substantially in the lead research article titled Pinery Residences Review.

Within the article we cover:

  • Source of exit buyer demand
  • Competitive consideration vs resale condo and resale EC
  • Estimated launch price benchmarking
  • Key investment risk analysis

2. Closest Competitor Analysis

Part two deals with the closest competitor analysis. Given the real estate buying and selling process is heavily reliant on benchmarking or finding proxies, future buyers and future buyer’s agents often ledge onto a property’s closest comparable to make purchase decisions.

Putting it bluntly, there is a lot of “grave dancing” or selling down involved when marketing a property. The easiest way to sell a property is often by saying that it is better than its comparable neighbour in this…this… and this area.

The goal for this article is to ensure that you do not buy into a unit in Pinery Residences only to be used as a reference for selling down by agents marketing units at Parktown Residences.

Point by Point Comparison – Pinery Residences vs Parktown Residences

For those that are uninitiated, Parktown Residences is a 2025 new launch, which is also an integrated development located in Tampines North.

  3. Reputable primary school
  4. Pricing
  5. Price premium vs EC
  6. Layout
  7. Scale and site density
  8. Quality of integrated mall

1. Location Comparison – Pinery Residences vs Parktown Residences

We compare the strengths and weaknesses of both developments’ location using the following 3 vectors: estate maturity, maturity of amenities, and lifestyle and recreation.

Winner: Pinery Residences

Pinery Residences takes the win for this aspect, being located in Tampines West which is a more developed and built-out sub-district within Tampines. With that in mind, there are more amenities developed around the area.

Tampines West, where Pinery Residences is located, is also situated closer to Tampines Central where the major Tampines suburban malls such as Tampines Mall, Century Square and Tampines 1 are located.

Note: Tampines West MRT on the Downtown Line is one stop away from the Tampines Central MRT, which serves as the interchange between the Downtown Line and East West Line.

On the flip side, Parktown Residences — located in Tampines North — is positioned as a newer, developing sub-district that is further away from Tampines Central, both in terms of actual distance and MRT connectivity. It lies in between Pasir Ris MRT and Defu MRT and is not connected to the Tampines Central MRT. Given it is a newer northern sub-precinct of Tampines, the amenities around it are also less established, with IKEA and Giant serving as the key anchors for retail amenities.

The comparative Google Maps view for both locations tells the story.

More Developed Tampines West – Pinery Residences

Less Developed Tampines North – Parktown Residences

Tampines North - Parktown Residences
FactorPinery Residences (Tampines West)Parktown Residences (Tampines North)
Estate maturityEmbedded in a mature Tampines estate with decades of built-up infrastructure and population.Located in the Tampines North expansion area, a newer precinct still undergoing phased build-out.
Maturity of amenitiesFull suite of regional malls (Tampines Mall, Century Square, Tampines 1), Our Tampines Hub, SAFRA, neighbourhood shops already in place and busy.Amenities are growing but less dense; positioned as future integrated hub with new mall, CC, hawker, but surrounding heartland amenities still catching up to Tampines Central/West.
Lifestyle / recreationImmediate reach to Our Tampines Hub, SAFRA Tampines, Bedok Reservoir Park, Tampines Eco Green and existing sports/community facilities.Closer to new park spaces and future community facilities planned for Tampines North; current lifestyle nodes fewer but expected to increase as estate fills up.

2. Project BTO Upgrader Demand – Pinery Residences vs Parktown Residences

Split verdict: Pinery Residences takes the short-term win; Parktown Residences takes the mid to longer-term win.

Note: The key assumption here is familiarity and breed demand, implying that BTO owners who have lived in either Tampines West or Tampines North for 5 years will continue to upgrade to an integrated development within the same sub-district. There could also be instances where BTO owners from Tampines North choose to upgrade to a more central Tampines West after their BTO MOP.

  • Short run: Pinery Residences will see a strong supply of resale HDB and BTO units that have already fulfilled their 5-year MOP period and are ready to upgrade to a private condo.
  • Longer run: Tampines North will see a significantly larger pipeline of new BTOs, which will form a stronger future buyer demand base. Having said that, the probability of more competing private condos and ECs being developed around the area is also higher.
FactorPinery Residences (Tampines West)Parktown Residences (Tampines North)
Nature of surrounding stockMix of older/mid-age HDB and private condos; limited brand-new BTO clusters immediately adjacent.High concentration of recent and upcoming BTO launches in Tampines North, with more plots in pipeline.
BTO projects in vicinityTampines West largely built out; recent BTO supply skewed towards Tampines Central/North instead of West.Multiple Tampines North BTO projects already completed/under construction, plus additional phases planned.
Scale of BTOs reaching MOP by 2030Modest pipeline: a few Tampines West/Central projects hitting MOP, but not in very high concentrations right at Pinery’s doorstep.Large pipeline: several Tampines North BTO clusters (launched 2018–2024) expected to reach or approach MOP by around 2030, forming a sizeable upgrader base around Parktown.
Implication for investorsMore “proven” resale environment with slower injection of fresh upgrader demand but also less direct new competition nearby.Strong future upgrader funnel within 10–15 minutes’ walk, but higher prospect of competing private launches and resale supply in the same micro-market.

3. Reputable Primary School – Pinery Residences vs Parktown Residences

Winner: Pinery Residences

Pinery Residences is within 1km of St Hilda’s Primary School. St Hilda’s is one of the more sought-after primary schools in Tampines. Parktown Residences falls outside the 1km radius of Poi Ching Primary School, a popular primary school, but generally less sought after than St Hilda’s.

4. Pricing – Pinery Residences vs Parktown Residences

Verdict: Draw on PSF; Pinery Residences holds a slight quantum edge

Based on Pinery Residences’ developer’s starting-from price of $2,300 to $2,400 psf, and Parktown Residences’ average transacted price of $2,300 to $2,400 psf, we can establish that pricing is largely at parity on a per square foot basis.

Purchase Quantum

It is important to note that Pinery Residences may have a slight edge in terms of overall purchase quantum, as its developer intentionally builds units with slightly smaller square footage for each specific room type. This is applicable for all unit types except the 2 Bedroom units.

Based on our estimation and comparison below, assuming you were to purchase a unit at Pinery at $2,400 psf, you will be looking at an estimated cost advantage of $50,000 over Parktown Residences.

Pricing Premium Against EC

Given that resale ECs form a key competition to integrated developments in Tampines, it is important to consider the price gap between ECs in Tampines vs Pinery and Parktown respectively.

Naturally, the purchase quantum advantage that Pinery Residences holds over Parktown Residences — due to its smaller square footage — carries forward to its price gap against a Tampines EC.

Using Aurelle EC, launched in Tampines North right next to Parktown Residences in 2025, as the benchmark: for both the 3 Bedroom Plus Study and 4 Bedroom unit types, Pinery Residences takes the win and enjoys a smaller price gap against Aurelle EC, which was launched at a government-subsidised price.

5. Layout Comparison – Pinery Residences vs Parktown Residences

Verdict: Draw

In terms of layout efficiency, both developments are largely at parity. All unit types feature equally efficient dumbbell layouts with enclosed kitchens and similar positive attributes in terms of layout efficiency.

Two minor points to note:

  1. A minor win to Pinery Residences, as its developer seeks to create slightly smaller units across all unit types — which will potentially translate to a slightly more affordable purchase quantum when compared against Parktown Residences.
  2. Parktown Residences’ 2 Bed 2 Bath unit holds a slight advantage over Pinery Residences, as it is able to accommodate an enclosed kitchen, whereas Pinery’s unit — being slightly smaller — features an open-concept kitchen.

6. Scale of Development – Pinery Residences vs Parktown Residences

Winner: Parktown Residences

Mega or larger developments often come with more impressive facilities and common use spaces that provide a stronger aspirational appeal versus smaller developments.

In terms of scale, Parktown Residences takes the win. Being a significantly larger development with 1,193 units versus Pinery Residences’ 596 units, and built on a plot of land approximately twice the size of Pinery Residences, it could potentially house more impressive facilities.

In terms of square footage per unit, Parktown Residences also edges ahead at 457 sqft per unit, compared to Pinery’s 424 sqft per unit, implying more common open space for residents at Parktown Residences.

7. Integrated Mall – Pinery Residences vs Parktown Residences

Verdict: Draw

One of the key components that differentiates an integrated development is the scale of its integrated mall and the retail mix that comes with it.

This is a draw for both developments. Both integrated malls fall within the 120,000 sqft to 146,390 sqft range, with Parktown Residences’ mall being slightly larger in scale. The stated retail mix of both developments also points towards parity.

Summary – Pinery Residences vs Parktown Residences

Pinery Residences takes the slight edge over Parktown Residences based on its intentional smaller square footage design for each unit type, giving it a lead in terms of purchase quantum.

Having said that, it is important to note that Parktown Residences’ strength lies in being a significantly larger-scale integrated development, with buyer demand and surrounding amenities development expected to be established over the mid to longer timeframe.
