Research Method

Instead of fully relying on data and desktop research, and staying true to the crux of real estate investing being a localised ground game, we conducted our own on-ground investigative research.

We identified the only two condo developments in Singapore that not only have a service apartment component integrated into their private residences, but also share the most resemblance with Zyon Grand in terms of location and attributes. They are:

  • One Holland Village Residences
  • Riviere

We then took to the ground and surveyed both developments, specifically evaluating them against the following factors:

  1. Did the service apartments have a negative impact on the residential vibe or privacy of the condo development?
  2. Does the development feel less exclusive than a typical private condo?
  3. From the perspective of a resale buyer viewing the property — will I even realise there is a service apartment component, and will it impact my purchase decision?

Case Study #1 – The impact of service apartment on One Holland Village Residences

Quick Background Info

One Holland Village Residences is one of the only two private condo developments in Singapore with service apartments fully integrated into its residential compound.

It is important to note that this project is marketed and positioned as a prestigious, premium residential development in the heart of Holland Village, with the added advantage of direct integration with the One Holland Village Mall.

As a side note, One Holland Village Residence is the key resale development that will serve as a comparison benchmark for Skye at Holland, a new launch launching the same time as Zyon Grand.

Mode of Service Apartment Integration

The development is structured into three main components: two high-rise towers and a series of low-rise landed units. This setup closely resembles Zyon Grand’s site plan, which also features three separate buildings, two for residential apartments and one dedicated to service apartments.

In the case of One Holland Village Residences, however, the integration is handled differently. Its 3- and 4-bedroom private residential units are housed within the same building as the service residences. Specifically, the service residences occupy levels 2 to 19, while the private residential units span levels 21 to 27.

To properly evaluate whether this integration compromises privacy and exclusivity, we assessed the following factors.

The Core Privacy Concern

One of the main compromises to privacy in an integrated development comes from residents and service apartment tenants sharing common pathways.

On this point, the development did better than expected. With separate lobbies serving private residences and service residences, the experience of exclusivity was largely preserved.

Developer’s Role in Design

The developer deserves credit for clearly separating walkways, entrances, and lift lobbies. Intentional use of signage, highlighting “visitor” versus “residences” entrances, further reinforced the sense of privacy.

Importance of Land Size

Land size also played a key role. One Holland Village Residences’ larger plot allowed for more effective segregation compared to smaller developments, helping maintain exclusivity even with over 200 service residence units.

This is an area where Zyon Grand would outperform One Holland Village Residences. At Zyon Grand, the private residences are housed in two separate buildings of their own, with the service apartment independently located in a distinct building.

By contrast, both One Holland Village Residences and Riviere underperformed on this front. Despite having separate lobbies, the service residences are still physically located within the same building as the private residences, which diminishes the sense of exclusivity.

Segregation of Facilities between Service Apartment and Private Residential Units

Another important factor to consider is the segregation of common facilities between private residences and service apartments.

In a conventional private condo, residents expect exclusive use of pools, gyms, and communal areas. If these spaces were shared with service apartment tenants, it would inevitably dilute privacy and affect the residential experience. Imagine a weekend by the pool with your spouse, only to be surrounded by transient overseas guests, the atmosphere would feel closer to a hotel than a private condominium.

On this point, One Holland Village Residences performed well. The developer ensured that the private residences’ pool and common facilities are reserved solely for residents, while service apartment tenants have their own dedicated facilities within the service residence building.

Tenant Profile and General Residential Vibe

A nuance we observed is that the location of the development and the rental rate of the service residences directly influence the tenant profile. This, in turn, shapes the overall perception of exclusiveness and prestige within the development.

In the case of One Holland Village Residences, the tenant profile which comprises of affluent white collared knowledge workers, actually enhanced the feel of exclusivity, rather than diminishing it.

How Will I Feel As A Resale Buyer When Visiting the Development?

Objectively, if I were not reminded as a resale buyer, I would hardly realise that there is a service apartment component within One Holland Village Residences.

The spacious land plot and the clear segregation of lobbies and facilities both contributed to this positive experience, supporting the overall sense of exclusivity despite the presence of service residences.

Quick Background Info

Riviere serves as a close comparable to Zyon Grand. It is located in the same River Valley neighbourhood, will appeal to a similar pool of resale buyers, and its service residences component is likely to attract a similar tenant mix.

That said, the experience at Riviere differs from One Holland Village. Its approach to integrating private residences with service apartments falls short in terms of privacy and exclusiveness, mainly due to its ungated compound and smaller land size, which leaves less room for segregation of common spaces between service residence tenants and private residents.

One of the key differences observed when comparing Riviere to One Holland Village Residences is the presence, or absence of a fenced and gated compound. A gated boundary plays a significant role in creating the sense of exclusivity expected in a prime district condominium.

In Riviere’s case, there was no fence or gate to prevent guests or tenants from walking directly into the development. This design choice, potentially influenced by the integration of the service apartment component, resulted in a more open, hotel-like walk-in experience rather than that of a private, exclusive residential development.

Another key difference observed is that Riviere sits on a smaller land plot, which limited the developer’s ability to create effective separation. #3 – Referencing Back to Zyon Grand

Having reviewed two comparable developments with service apartment components, it is now useful to relate those observations back to Zyon Grand’s own attributes and site plan. By doing so, we can work out some reasonable assumptions about how its service apartment may impact the residential component, both in terms of exclusivity and long-term investment value.

Reiterating an important point from our on-ground research, the developer’s intentional design to segregate the service apartment into a completely separate building from the private residences is a significant advantage. This layout greatly enhances the perception of exclusivity and privacy for residents.

When comparing site designs, Zyon Grand stands out. It is the only development among the three to house its service residences entirely apart from the private residences. By contrast, both One Holland Village Residences and Riviere integrate their service apartments and private residences within the same building, even if lobbies are separated.

Larger Land Plot as Compared to Riviere

Land size plays an important role in determining how much space a developer has to create segregated entry paths, walkways, and lobbies between service residences and private residences.

On this point, Zyon Grand performed moderately. Its land size is slightly larger than Riviere’s but still smaller than One Holland Village Residences. This puts it somewhere in between offering more room for separation than Riviere, yet with less flexibility than One Holland Village.

This remains an area to watch closely, as it will depend on how the developer makes use of the smaller land space to create effective segregation between the private residential units and the service apartment compound.

The greater concern for investors lies instead in the large influx of units from neighbouring launches such as Promenade Peak and River Green, along with existing rental stock from Riviere, Tribeca, and other River Valley developments.

Key Difference in Rental Rates

Service apartments cater mainly to mid-term stays ranging from 7 days to 3 months, and typically charge about 50% higher rental rates compared to long-term private condo leases.
